Miller Construction Special Projects Group’s strategic phasing ensures this 15-story, Class A office tower stays fully operational during complete renovation of the lobby and all common areas on three upper floors. The 146,202-square-foot trophy building’s ground-floor Regions Bank branch remains open throughout the project.

Keeping the focus on convenience and safety of tenants and the public, Miller is performing demolition at night. The team is phasing renovations to keep half of the elevator lobby and restrooms open at all times and will create a covered walkway for customers’ access to the bank. New lobby design features include a 20-foot-high, fabric ceiling and approximately 4,000 square feet of 24” x 48” granite flooring.

On the occupied tenth, eleventh and fourteenth floors, Miller will minimize inconvenience to tenants while renovating elevator lobbies and restrooms and upgrading common areas with paint, flooring and acoustical ceilings. The tight, urban site directly opposite Ponce Circle Park demands precise scheduling, staging and traffic management. Miller will handle exterior renovations in a subsequent project.
