Miller Construction Company has launched an $8.4 million project creating a new two-story, 107,429-square-foot self-storage facility. Scheduled for completion in November for client 19301 West Dixie Storage, LLC, an affiliate of owner Urban Storage Fund, LLC. the new, climate controlled building will be branded as CubeSmart (as the operator) and will include a total of 995 individual storage units ranging in size from five by five feet to 10 by 30 feet.

In demolishing two aging buildings at the site, Miller’s crews kept intact three exterior wall sections that are being incorporated into the new masonry concrete structure. Challenges include various conditions in the original buildings’ foundations, such as storage tanks and other concrete elements. Located just west of Biscayne Blvd. (U.S. 1), the site is adjacent to the Florida East Coast Railway tracks and another commercial property, making close coordination with neighboring property owners vital for access.

WHA Design of Palmetto Bay, Fla. is architect for the project, and engineering firms are Hajjar & Associates, Inc. (structural), Zamora & Associates, Inc. (civil) and Alkemeyer & Associates (MEP),

As the Aventura project’s construction manager at risk, Miller Construction Company draws on its experience building more than a million square feet of self-storage facilities, including the unique, high-tech RoboVault in Fort Lauderdale.
