For Foundry Commercial Partners, Miller Completes 317,308 SF at Miami Central Commons Business Park

Miller Construction has completed another project for Foundry Commercial, creating 317,308 square feet of next-generation industrial space in two new buildings at Miami Central Commons business park in Doral.

Foundry Commercial purchased the business park in 2017 and began the major demolition, renovation and expansion in fall 2018. Miller’s crews ensured that tenants in the park’s two remaining buildings had convenient access throughout the fast-tracked 10-month construction project. In addition to creating Building 1, with 155,350 square feet of showroom space, and Building 2, with 162,693 square feet of industrial space, Miller’s scope included relocating the park’s main entry, security check-in and parking areas to reconfigure the site.

Designed by RLC Architects, the two new structures make a contemporary statement with tilt-wall entry features that include bright yellow, 40-foot high columns. “We needed a Class A, sculptural look for the architectural feature, but as developer I had to hit my numbers,” said Ford Gibson, Miami Managing Director–Development and Investments for Foundry Commercial.

“Miller’s preconstruction experts worked closely with the architects and DDA structural engineers through several iterations, giving us highly accurate projections and reaching a great solution within our budget,” added Gibson, who has relied on Miller Construction to develop more than two million square feet of South Florida commercial space in eight projects.

Located at 2301 NW 107 Avenue in Doral, Miami Central Commons gives tenants the duty-free advantages of a foreign trade zone location. Buildings 1 and 2 provide 32-foot clear height ceilings and 54-foot column spacing, with a 60-foot speed bay. Other project team members were engineers Puga & Associates (MEP) and Kimley Horn (civil). Exclusive leasing agent is commercial real estate firm Fairchild Partners, based in Coral Gables.
